October 2025 Caledon Real Estate Market Snapshot
The local real estate market showed some improvement in average price and sales volume throughout Caledon in October 2025. The average home sale price was $1,168,238 marking a 6.3% increase from the September average of $1,098,578, and a 18.8% decrease year-over-year from $1,438,740 in October of 2024.
Homes spent an averageof 32 days on market, slightly lower than the average of 36 days on market the prior month. A total of 241 new listings came to market—down from 289 in September, while terminated listings decreased to 139 from 165 in September. The number of sales increased month-to-month with 65 sales reported in October, a 25% increase over September 2025, but a 31.6% decrease from the same month last year.
In October, 12.3% of listings sold above list price, 1.5% of listings sold at list price and 86.2% sold below list price.

As per the October 2025 Market Watch released by the Toronto Regional Real Estate Board, which analyzes all listing data placed on TRREB; “Buyers who are confident in their employment situation and ability to make their mortgage payments over the long term are benefitting from affordable housing market conditions relative to the past few years. However, many intending homebuyers remain on the sidelines due to uncertainty about their economic future,” said TRREB President Elechia Barry-Sproule.”
“The monthly mortgage payment for an average-priced GTA home continued to trend lower in October, benefitting from both lower borrowing costs, and lower selling prices. This means more buyers can now afford to purchase a home that meets their housing needs. Once we have more certainty on the economic front, including trade with the U.S. and China, home sales should increase,” said TRREB Chief Information Officer Jason Mercer.
