The local real estate market showed some improvement in average price but a decrease in sales volume throughout Caledon in November 2025. The average home sale price was $1,261,319 marking a 8.2% increase month-to-month from the October average of $1,165,903 and a 16% decrease year-over-year from $1,501,090 in November of 2024.
Homes spent an average of 35 days on market, slightly higher than the average of 34 days on market the prior month. A total of 159 new listings came to market – down significantly from 241 in October, while terminated listings decreased to 106 from 139 in October. The number of sales decreased month-to-month with 59 sales reported in November, a 11.9% decrease over October 2025, and a 20.3% decrease from the same month last year.
In November, 8.5% of listings sold above list price, 0% of listings sold at list price and 91.5% sold below list price.

As per the November 2025 Market Watch released by the Toronto Regional Real Estate Board, which analyzes all listing data placed on TRREB; ‘Greater Toronto Area (GTA) home sales, new listings, and average selling price were down compared to a year earlier in November 2024. Intending homebuyers remained on the sidelines awaiting more positive economic news.

Fortunately, we saw encouraging news on jobs and the broader economy in November.
