Caledon Real Estate Market Snapshot, January 2026

The local real estate market showed some improvement in average price throughout Caledon in January 2026, along side a decline in number of sales. The average home sale price was $1,118,109 marking a 9.4% increase month-to-month from the December average of $1,021,820 and a 14.4% decrease year-over-year from $1,305,547 in January of 2025.

Homes spent an average of 63 days on the market, higher than the average of 50 days on the market in the prior month. A total of 173 new listings came to market—up significantly from 87 new listings in December, while terminated listings increased to 77 from 71 in December. The number of sales dropped month-to-month with 41 sales reported in January, an 8.9% decrease over December 2025, and a 18% decrease from the same month last year.

In January, 4.9% of listings sold above list price, 4.9% of listings sold at list price, and 90.2% sold below list price.

As per the January 2026 Market Watch released by the Toronto Regional Real Estate Board (TRREB), which analyzes all listing data placed on TRREB; “The housing market reflects the tension many households are feeling as we look ahead to 2026. Affordability has improved, but uncertainty continues to weigh on long term decisions like homeownership. Greater economic clarity in the months ahead could restore confidence and help unlock demand that has been building for several years, ” said TRREB President Daniel Steinfeld.

“With the cost of borrowing flattening out, affordability gains in 2026 will largely be seen on the pricing front, as buyers continue to benefit from negotiating power. A boost in consumer confidence could see buyers move off the sidelines later this year, which could provide support for home prices as market conditions tighten up,” said TRREB Chief Information Officer Jason Mercer.

In a recent News Release by the Toronto Regional Real Estate Board, they stated the following outlook for 2026: ‘GTA Home Sales and Prices Expected to Remain Stable in 2026 Amid Ongoing Affordability Pressures’
