August 2025 Caledon Real Estate Market Snapshot
The local real estate market showed some improvements in price and an increase in sales volume throughout Caledon in August 2025. The average home sale price was $1,281,017 marking a 3.3% increase from July’s average of $1,240,105, and a 9.2% increase year-over-year from $1,173,410 in August of 2024.
Homes spent an average of 37 days on market, higher than the average of 31 days on market the prior month. A total of 251 new listings came to market—down from 266 in July, while terminated listings increased slightly to 146 in August, up from 141 in July. The number of sales jumped month-to-month with 71 sales reported in August, a 7.6% increase over July 2025, and a 16.4% jump from the same month last year.
In August, 14.1% of listings sold above list price, 4.2% of listings sold at list price and 81.7% sold below list price.

As per the August 2025 Market Watch released by the Toronto Regional Real Estate Board, which analyzes all listing data placed on TRREB; “August home sales reported by the Toronto Regional Real Estate Board (TRREB) were up on a year-over-year basis. Over the same period, home buyers benefitted from an even larger increase in the inventory of listings. Average selling prices continued to be negotiated downward due to the elevated choice across market segments.
“Compared to last year, we have seen a modest increase in home sales over the summer. With the economy slowing and inflation under control, additional interest rate cuts by the Bank of Canada could help offset the impact of tariffs. Greater affordability would not only support more home sales but also generate significant economic spin-off benefits,” said TRREB President Elechia Barry-Sproule.”
