April 2026 Caledon Real Estate Market Snapshot

The local real estate market showed a decrease in average price throughout Caledon in April 2026, with an increase in number of sales. The average home sale price was $1,085,664 marking an 8.8% decrease month-to-month from the March average of $1,190,271 and a 21.3% decrease year-over-year from $1,380,061 in April of 2025.

Homes spent an average of 39 days on the market, lower than the average of 44 days on the market in the prior month. A total of 251 new listings came to market – up from 203 new listings in March, while terminated listings increased to 83, up from 81 in March 2026. The number of sales increased month-to-month with 74 sales reported in April, a 42.3% increase over March 2026, and a 19.4% increase from the same month last year.

In April, 13.5% of listings sold above list price, 2.7% of listings sold at list price, and 83.8% sold below list price.

As per the April 2026 Market Watch released by the Toronto Regional Real Estate Board (TRREB), which analyzes all listing data placed on TRREB;  ‘Home sales increased on a year-over-year basis in April 2026, while the supply of listings trended lower. This suggests that overall market conditions in the Greater Toronto Area (GTA) tightened during the first full month of spring. Despite tighter market conditions, selling prices edged lower on average compared to last year, as buyers continued to benefit from ample choice and negotiating power.

“We have experienced an uptick in home buying activity so far this spring. Buyers have taken advantage of more affordable housing market conditions on the back of lower home prices. If market conditions continue to tighten and home prices level off, this could be a signal to intending homebuyers who remain on the sidelines,” said TRREB President Daniel Steinfeld.

“Lower home prices and borrowing costs over the past year have been a catalyst for some homebuyers this spring. However, we still have a substantial amount of pent-up demand in the marketplace. More certainty on the trade front and an easing in geopolitical tensions would result in further improvements in market activity,” said TRREB’s Chief Information Officer Jason Mercer.’
