Proposed Changes
The Town of Caledon received applications to amend the Town’s Official Plan and Zoning By-law to permit a phased mixed-use development. The applicant is seeking permissions to develop the property with two 8-storey apartment buildings containing approximately 403 units, nine 3-storey townhouse buildings containing approximately 142 units and approximately 1,844 square metres of commercial space. The proposal includes an outdoor amenity area and a total of 1018 parking spaces.
The applicant proposes to amend the Official Plan to re-designate the lands from the Bolton North Hill Commercial Area designation to a new Bolton North Hill Mixed Use Area designation, including new site-specific policies for the development of residential and commercial uses on the site. The proposed amendment to the Zoning By-law would rezone the land from a site-specific General Commercial zoning classification to a site-specific Mixed Density Residential classification, including new zoning standards for the proposed residential and commercial uses on the site.

It’s unfortunate that our development teams don’t look at any new growth holistically. Caledon used to be a beautiful place. We’ve allowed the developers the control to wag the dog. If you look around at other communities like Markham, Aurora, Stoney Creek. They have done a great job at ensuring their growth was in keeping of their vision of the community. There is no vision in Caledon we let the developers do whatever they want and put up ugly structures. But I guess an ugly development like this will fit right in with the trucking yards to the south. Sigh.
