August 2026 Caledon Real Estate Market Snapshot

The local real estate market showed a large decline in average price throughout Caledon in August 2026, with a slight decrease in the number of sales. The average home sale price was $1,045,100 marking a 17.4% decrease month-to-month from the July average of $1,265,366 and an 18% decrease year-over-year from $1,274,961 in August of 2025.

Homes spent an average of 41 days on the market, staying the same as the average days on the market in the prior month. A total of 181 new listings came to market – down from 233 new listings in July, while terminated listings dropped to 98 from 116 in July 2026. The number of sales decreased slightly month-to-month with 61 sales reported in August, a 1.6% decrease over July 2026, and a 15.3% decrease from the same month last year.

In August, 8.2% of listings sold above list price, 13.3% of listings sold at list price, and 88.5% sold below list price.

As per the August 2026 Market Watch released by the Toronto Regional Real Estate Board (TRREB), which analyzes all listing data placed on TRREB;  “Ownership housing in the GTA has remained relatively affordable over the past year, with average prices dipping and mortgage rates remaining somewhat flat. Recent news on the overall economy and job creation has been positive. The main hold-back for many households has been concerns around trade with the United States and the potential for higher inflation and borrowing costs in the future,” said TRREB’s Chief Information Officer Jason Mercer.

“A more balanced resale market is a positive development, but it does not address Ontario’s ongoing housing supply and affordability challenges. Governments should take advantage of this opportunity to eliminate barriers to attainable housing, including restrictive zoning policies, high taxes and development charges, and lengthy approval processes. Municipalities, in particular, play a significant role in determining how much housing is built, how quickly projects move forward, and the overall cost of delivering homes,” said TRREB CEO John DiMichele.”
