July 2026 Caledon Real Estate Market Snapshot

The local real estate market showed a jump in average price throughout Caledon in July 2026, with a decrease in the number of sales. The average home sale price was $1,259,202 marking a 12.4% increase month-to-month from the June average of $1,120,233 and a 2.4% increase year-over-year from $1,229,249 in July of 2025.

Homes spent an average of 41 days on the market, higher than the average of 34 days on the market in the prior month. A total of 233 new listings came to market – down from 261 new listings in June, while terminated listings jumped to 116, up from 112 in June 2026. The number of sales decreased month-to-month with 53 sales reported in July, a 32.9% decrease over June 2026, and a 17.2% decrease from the same month last year.

In July, 7.5% of listings sold above list price, 1.9% of listings sold at list price, and90.6% sold below list price.

As per the July 2026 Market Watch released by the Toronto Regional Real Estate Board (TRREB), which analyzes all listing data placed on TRREB;  “With sales accounting for a larger share of listings, buyers may find there is less room to negotiate moving forward. If current trends continue, home prices could start to level off compared to last year. Many would-be homebuyers are waiting for confidence in the market and broader economy to improve before making a purchase. This includes more clarity on tariffs, inflation and borrowing costs.” said TRREB President Daniel Steinfeld.

“While uncertainty about the economy and borrowing costs persists, recent news has been more positive than expected. The latest readings on economic growth and jobs surprised to the upside. This could help bolster consumer confidence and prompt an uptick in home purchases in the months ahead, especially if home prices stabilize as we move through the fall,” said TRREB Chief Information Officer Jason Mercer.”
