June 2026 Caledon real estate market snapshot

The local real estate market showed a decrease in average price throughout Caledon in June 2026, with a decrease in the number of sales. The average home sale price was $1,131,325  marking a 6.7% drop month-to-month from the May average of $1,212,781 and a 2.3% decrease year-over-year from $1,158,150 in June of 2025.

Homes spent an average of 35 days on the market, slightly lower than the average of 36 days on the market in the prior month. A total of 261 new listings came to market – down from 270 new listings in May, while terminated listings jumped to 112, up from 95 in May 2026. The number of sales decreased month-to-month with 75 sales reported in June, a 13.8% decrease over May 2026, and a 6.3% decrease from the same month last year.

In June, 17.3% of listings sold above list price, 1.3% of listings sold at list price, and 81.3% sold below list price.

As per the June 2026 Market Watch released by the Toronto Regional Real Estate Board (TRREB), which analyzes all listing data placed on TRREB;  “After a slow start in the first quarter, we saw a marked improvement in home sales in the second quarter of this year. This result followed TRREB’s 2026 outlook, which called for a year of two halves. We expect accelerating transactions and more competition between buyers in the last six months of the year, helping to satisfy pent-up demand and ultimately resulting in renewed price growth,” said TRREB President Daniel Steinfeld.

“While the average selling price was still down year-over-year in June, the annual rate of decline has receded over the past few months. If market conditions continue to tighten in the second half of 2026, selling prices could move in line with 2025 and eventually post some increases. This would give an increasing number of households the confidence to move back into the marketplace,” said TRREB’s Chief Information Officer Jason Mercer.”
