The local real estate market showed an increase in average price throughout Caledon in May 2026, with an increase in the number of sales. The average home sale price was $1,217,166 marking an 11.4% increase month-to-month from the April average of $1,092,736 and a 20.0% decrease year-over-year from $1,521,695 in May of 2025.
Homes spent an average of 36 days on the market, lower than the average of 38 days on the market in the prior month. A total of 270 new listings came to market – up from 251 new listings in April, while terminated listings increased to 95, up from 83 in April 2026. The number of sales increased month-to-month with 84 sales reported in May, a 9.1% increase over April 2026, and a 10.5% increase from the same month last year.
In May, 15.5% of listings sold above list price, 2.4% of listings sold at list price, and 82.1% sold below list price.

As per the May 2026 Market Watch released by the Toronto Regional Real Estate Board (TRREB), which analyzes all listing data placed on TRREB; “Spring sales have been stronger than last year, reflecting improved affordability stemming from lower selling prices and borrowing costs. Sales are forecast to improve further as we move through the second half of this year. Recovery would be further bolstered by positive news on the trade front along with an easing of geopolitical tensions and related uncertainty,” said TRREB President Daniel Steinfeld.
“Inventory levels trended lower over the past year, but buyers continued to have substantial negotiating power through the spring, helping with affordability. Looking ahead, if sales strengthen further relative to listings, selling prices will level off and even start to grow as we move into 2027,” said TRREB Chief Information Officer Jason Mercer.
