The local real estate market showed a small increase in average price throughout Caledon in March 2026, with a decrease in number of sales. The average home sale price was $1,186,943 marking a 1.5% increase month-to-month from the February average of $1,169,651 and a 31.4% decrease year-over-year from $1,731,217 March of 2025.
Homes spent an average of 45 days on the market, higher than the average of 40 days on the market in the prior month. A total of 203 new listings came to market – up from 147 new listings in February, while terminated listings increased to 81 from 67 in February. The number of sales decreased month-to-month with 51 sales reported in March, a 7.3% decrease over February 2026, and a 22.7% decrease from the same month last year.
In March, 7.8% of listings sold above list price, 5.9% of listings sold at list price, and 86.3% sold below list price.

As per the March 2026 Market Watch released by the Toronto Regional Real Estate Board (TRREB), which analyzes all listing data placed on TRREB; “It’s encouraging to see an uptick in March home sales compared to last month and last year. This suggests that an increasing number of GTA households are looking to take advantage of improved affordability as we move into the spring market. Positive news on trade and geopolitical issues would help improve consumer confidence and home sales in the months ahead,” said TRREB President Daniel Steinfeld.
“Buyers continued to benefit from substantial negotiating power on price across major market segments in the last month. This explains why benchmark and average selling prices were down year-over-year. However, if market conditions continue to tighten, as they did in March, selling prices could start levelling off as we move through the remainder of 2026,” said TRREB Chief Information Officer Jason Mercer.
