The local real estate market showed some decline in average price and sales volume throughout Caledon in December 2025. The average home sale price was $1,041,569 marking a 18% decrease month-to-month from the November average of $1,270,117 and a 19% decrease year-over-year from $1,286,274 in December of 2024.
Homes spent an averageof 51 days on market, higher than the average of 36 days on market the prior month. A total of 87 new listings came to market—down significantly from 159 new listings in November, while terminated listings decreased to 71 from 139 in November. The number of sales decreased month-to-month with 42 sales reported in December, a 27.6% decrease over November 2025, and a 22.2% decrease from the same month last year.
In December, 11.9% of listings sold above list price, 0% of listings sold at list price and 88.1% sold below list price.

As per the December 2025 Market Watch released by the Toronto Regional Real Estate Board, which analyzes all listing data placed on TRREB; ‘Annual Greater Toronto Area (GTA) home sales declined in 2025 compared to 2024, as economic uncertainty weighed on consumer confidence. Over the same period, listing inventory remained elevated, allowing for selling prices to be negotiated downward, helping improve affordability.
“The GTA housing market became more affordable in 2025 as selling prices and mortgage rates trended lower. Improved affordability has set the market up for recovery. Once households are convinced that the economy and labour market are on a solid footing, sales will increase as pent-up demand is satisfied,” said Toronto Regional Real Estate Board (TRREB) President Daniel Steinfeld.
